Gateway Village of Sturgis

Gateway Village is a 100-unit affordable housing community on the southwest side of Sturgis, Michigan. Built in the early 1970’s, the complex has served families and individuals with extremely low to moderate incomes for over 45 years.

During 2016, Gateway Village was transformed from a tired, outdated, and operationally inefficient relic to a modern, desirable, high-performance apartment community. The project was completed with “tenants in place,” meaning residents were only relocated temporarily while work inside their homes occurred. The team completed 4 apartment or town home units per week over a seven month construction period.

Gateway Village is now certified under Enterprise Green Communities and building performance goals have exceeded expectations. The project was the 1st Place Biggest Loser in the multifamily category of the U.S. Green Building Council West Michigan Chapter’s 2016 Battle of the Buildings and won the commercial category of the 2017 Governor’s Energy Excellence Awards.

HDC partnered with Cinnaire Corporation and the project included an equity investment in 9% Low Income Housing Tax Credits. Cinnaire Corporation originated construction and permanent debt financing through Fannie Mae’s Affordable Green Rewards program.
